A major Bangalore based real estate group owned:
- A five star hotel
- A large tech park behind the hotel with 10,000+ employees
Despite the location advantage, the hotel was stuck at 50% occupancy due to intense competition from new luxury hotels opening nearby.
They wanted a strategy that could increase occupancy to 80% or more.

We performed:
- A complete market study of nearby hotels
- A competitor analysis of events, conferences, and MICE business
- A revenue breakdown of hotel segments
- An assessment of land assets around the hotel
We discovered a green open park between the hotel and the tech park. It was not being used for anything except occasional employee breaks.

We proposed using this land to create a massive, state of the art convention center, the first of its size in that area.
